By Gary Woods Theres been a lot written and said about how the numbers of Hope Ranch Real Estate sales are off when you compare them to 2004. Since its always a good idea to stand back and get a little perspective to see where weve been I thought Id go back to 2000 and look at each subsequent year to today. Okay, so looking at Hope Ranch Real Estate for 2000 from Jan. 1 through October 31 we see 19 sales with a median price of $1.8 million. The number of listings for the same time period was 25 with a median list price of $2.09. So there was roughly a 10% disparity between the list price and sales price. For 2001 for the same time period sales were slightly slower with 18 properties closing escrow from 1/1 to 10/31. The median sales price dipped however down to $1.247 million. The real big number in 2001 was the number of homes that came on the market. 57 homes came on the market meaning twice at many houses as the previous year. When theres more of something the price falls so that would account for the $1.2 million median sales price. But the original list prices for those 57 properties was $2.35 million a big difference. So what happened in 2002 as far as sales were concerned? From 1/1 to 10/31 there were 23 houses that closed escrow. The median sales price at that time stayed pretty close to the 2001 level coming in at $1.3 million. The number of listings was 51 year to date for 2002 with a median list price of $2.59 million. That means from 2001 to 2002 sales and prices were pretty flat. In Hope Ranch Real Estate for 2003 the number of sales rose slightly to 30 while the median sales price rose significantly to $2.077 million. The numbers of listings for that time period were off slightly at 49 and the median list price was about where it was in 2002 holing steady at $2.58 million. Moving into 2004 what happened? Well in 2004 at that time we had 25 sales with a median sales price of $2.1 million. So sales dipped slightly from the previous year but the sales price inched up. On the listing side 56 properties came on the market and the median asking price zoomed up to $3.2 million. So once again number of sales, and number of listings are pretty close to what they were in the previous year, but both the sales and particularly the listing prices moved up. Now in 2005 where are we with Hope Ranch Real Estate? Well sales are down by only 2 from 2004 for a total of 23 and the median sales price is only slightly ahead at $2.18. The numbers of listings are off to 41 but the median list price is up to a whopping $4.49. So looking back from 2000 to 2005 we had 19, 18, 23, 30 and 25 sales respectively. This is really a pretty remarkable example of stability. The median sales price from 2000 to 2005 went, $1.8, $1.24, $1.3, $2.07 to $2.18 with the big jump coming between 03 and 04. So as far as Hope Ranch Real Estate is concerned the figures look pretty stable to me, and I certainly dont see a bubble there. By Robert Morgen Integrating my dark side was a fairly torturous process for me, partly because I made it harder than it had to be. Apparently I do that a lot. One of the problems at the time was my inability to get out of my own way and I continually tried to micro-manage the process rather than giving in to it and going where it wanted to take me. Part of that was from my own misconceptions about the light and dark and my reactions to them. Many of us spend a long time trying to suppress the various elements of our light and dark sides partially because we’re taught to believe that light is good and dark is evil as if the 2 extremes didn’t exist in all of us. For example, a lot of healers tend to shy away from the dark side and when it does manifest it’s usually in some context that the healer may be shocked by or ashamed of. Thereafter the healer may have a negative connotation with the dark side of their being. Sometimes these connotations can come from events that happen when we’re small children or even possibly be hold-overs from past lives. It’s important to find examples of the dark and light that can be manifested positively and enjoyably as everything has to balance and its unnatural for us to always be one or the other. Music, dance, theatre, movies, martial arts and sexuality are some of the ways that you can find positive examples of both the dark and the light. In reality you can find positive examples anywhere, these are some that I personally enjoy. This is where the self awareness part of kundalini awakening comes in. You have to know yourself well enough to become comfortable with all the aspects of your personality, and to find creative ways to balance your proclivities. The Gros Michel is big and long with a tapered tip and thick yellow skin and the Cavendish are shorter, squatter and curved with a thinner yellow skin. Should the skin appear dull, the fruit may have been damaged by cold and will not ripen. Bananas are very susceptible to bruising, but superficial brown lines on the skin indicating nicks and scratches most likely will have not harmed the fruit inside. If the whole area on the skin is dark, it indicates that the bruise is more than skin deep. Make sure that the skin is intact as an opening in the envelope invites spoilage. Bananas should be allowed to ripen at room temperature and out of the sun. They should be turned daily. Ripe bananas can be put in the refrigerator but their skins will blacken. To prepare a banana just peel it and remove the fibrous strings. If cutting a banana coat the pieces with citrus juices to keep them from darkening. After cooking a banana becomes even sweeter. They can be baked, grilled, broiled and sauted. If you wish to mash a banana for stirring into a batter then make sure you use fruit that is fully ripe. The wonderful news is that Jesus Christ died to forgive our sins. If we continue to obey him, our sins are continually being cleansed by his blood and forgotten by the Father. The news that eternal life begins when we obey the gospel and that the Creator has promised to work out everyone for the good of those who love and obey him is awesome! Jesus came to give us abundant life. He promised Joy. It is not the kind that comes from external circumstances, but what assures the heart that God has everything under control. Even if external circumstances are desperate, we can be joyful that our Maker is looking out for us. We have the peace that the world cannot understand (JN 14:27). We have the Holy Spirit and Jesus interceding for us when we pray (RO 8:26 & verse 34). Governments that embrace Christianity have freedom for the people. This is because Christianity advocates the fruit of the Spirit, which include love, joy, peace, patience, kindness, goodness, faithfulness, gentleness and self control (GAL 5:22). In general, governments that do not embrace Christianity do not permit freedom of the people and have opposite qualities of the fruit mentioned above. They often hate anyone that has different religious beliefs than theirs. This is dramatic proof that Christianity has an influence for good in the world. The next time you are dejected after watching the bad news, open your Bible and read about the marvelous grace the Lord has for us. Read the positive things that are said of the righteous and praise God for it. Unbelievers who love freedom should realize that it is made possible by their God. When they compare governments permitting Christianity with those that do not permit it, they should come to the conclusion that the two worlds after death will be much more dramatic. Heaven will be full of love and joy and the alternative will reek with terror and pain. This world has mostly bad news. This demonstrates the direction that worldly people are headed. By Christopher Balmford Plain language has become a distinguishing feature for service providers. It’s also central to triple bottom line reporting and to corporate transparency and accountability. The documents you write form the voice of your brand. When someone reads your documents, their subconscious conducts a reality check on the claims your organisation makes about itselfclaims about being, say, “innovative” and “client-focused”. Do your organisation’s documents enhance its brand? Most accountants strive to make their oral communications successful. But too often they write in a style that suggests they are concerned to make their writing “sound like an accountant”. The related problem of a document “sounding like a lawyer” (ugh!) can be worse in the documents that accountants arrange for clients through law firms. Those documents can be impenetrable. Poor documents increase costs and delay. They alienate and frustrate readers. They sour relationships rather than sweeten them. Yet the document a client reads - and therefore the clarity of the document - matters to readers. If the document didn’t matter, they wouldn’t read it. But increasingly, plain language matters for reasons that go beyond the marketing benefits related to the voice of your brand (as an individual) and the voice of your organisation’s brand. Plain language also matters because of the thinking behind triple bottom line reporting. That sort of reporting requires organizations to be up front, to be transparent, and to be model corporate citizens in every regard. In an age in which the themes of reform and regulation are often full and frank disclosure, clarity becomes a key. This pressure to be clear applies to clients in their financial reports and it also applies to accountants advising clients how to manage their businesses and how to organise their lives. Clarity is achieved by focusing on your audience and your purpose. So, let’s deal with purpose first. You almost certainly know how to write. But do you remember why you write? Consider the range of possible purposes for writing. Those purposes include: advising, persuading, informing, educating, extracting information, marketing, etc. Yet even though we have many purposes for writing, most of us use the one style most of the time. People seem to develop a work-voice. They want to sound professional. So they decide to write in a way that is “formal” and “traditional”. But “formal” plus “traditional” doesn’t equal “professional”. It equals pompous and out of date. How many (if any) of the purposes for which you write are best served by using a formal, traditional, “work-voice” style? Rather than using our work-voice every time we write, we need to let the purpose of that writing influence or even dictate the style in which we write. How could one style suit all the possible purposes? Let’s move from purpose to audience. What style do readers prefer? When we think like a reader, we know the style of document we want. But frequently, as writers, we dont write in a style we’d like to read. Ask yourself this: What’s the best sort of business writing you read that gets sent to you at home? Then ask, would you…could you…do you, write like that at work? (With thanks to Dr Seuss for the rhythm!) … if you would, could, or do write like that, then that is terrific. Go for it. … but if you like a clearer style when you are a reader but you feel that you can’t use that style when you’re a writer at work (perhaps because it would be, say, “unprofessional”), then maybe your work voice is too in control of your writing. … and if you still have a concern, then think about your readers. Which style would your readers prefer you to write in? Perhaps you think, well my “more retail clients” (the proverbial mums and dads) would like a clearer and plainer style. But that style would be no good for my commercial clients. Maybe you are right. But consider two things: First, at the end of the day, when your commercial clients go home, those same people are retail customers and retail investors. In that capacity, it’s almost certain that they want the documents they read to make sense, to be clear, and to be easy to deal with. And it’s almost certain they feel like that about the documents they read at work to - when no one would see them as a retail person at all. Second, are your emails in the same style as your letters? Unlikely. Which style do your most commercial clients prefer? Sure there’s a spectrum of styles. With a quick informal administrative email at one end of the spectrum and say, a letter to be included in a prospectus at the other end. But it’s likely that your clients would be happier if you wrote many of your letters in a style similar to the style you use in your more formal emails. To be fair, it all depends on your audience and your purpose. If you are writing to a government regulator to crave an indulgence (say, an extension of time or a waiving of penalty fees) then by all means be fairly formal and traditional. Likewise, if you are writing to a client who is 65 and an English teacher from the old school (or worse, he’s the person who taught you grammar at your old school yikes!), then maybe it’s best to take the formality etc. up a level. But the rest of the time, we need to recognize that there is a comfortable space in between being too formal and being too informal. That is the place your readers probably want you to be in when you write. If you’re in that space, then you’re likely to write in a way that they can understand, and in a way that makes them feel you really are client-focused, and maybe even innovative. In turn, you’ll probably be happier in that space too. It will feel more natural, more human, and more alive. After all, for most humans (whether as writers or as readers), a clear, direct, and personal style is likely to be much better, especially for business writing. Better in the sense that it enables people to understand a document the first time they read it. Better in the sense that having finished reading, they are likely to feel positively towards you - the writer. They’ll feel more positive because your document has made it easy for them to know what to do next and how to do it. Maybe your readers will even refer clients to you, saying “You know, I can understand everything she writes the first time I read it. That alone gives me confidence and saves me time.” (Just thinking about “on the other hand” for a moment. Do you think any clients say to their friends and colleagues “Yeah use my accountant. Nice guy. Knows his stuff. The best thing is, I can’t understand anything he says or writes. It’s fantastic. His style is formal, traditional, and heavy. It’s almost like dealing with a lawyer.”) Today, clients are increasingly prepared to pay for documents they can understand. One day soon, they’ll refuse to pay for documents they cant understand.
